Types of Leases
- Net Lease - A lease where the Tenant pays the basic rent, plus all other costs, including operating expenses
- Gross Lease - A lease where the Tenant pays one amount and the Landlord is responsible for all other expenses
- Hybrids - Net or gross leases. A lease which provides for variations from either a net or gross lease.
Items Included in a Commercial Lease:
- Parties to the lease (Landlord and Tenant).
- Date of lease agreement.
- Term of lease.
- Start date of lease.
- Description of leased premises.
- Use of property.
- Tenant fit up and who pays, Landlord or Tenant.
- Any rental incentives or free rental period for Tenant.
- Lease renewal option for Tenant.
- Parking facilities and cost for Tenant.

- Any rights of first refusal for a sale.
Measurement Terms
Gross Area - Entire floor area.
Rentable Area - The area is computed by measuring to the inside finish of permanent outer building walls or to the glass line.
Useable Area - Actual area, or square footage to be used by the Tenant to house people, equipment and furniture. It is measured from the inside finish of the permanent outer walls to the office side of corridors.
